Thank you Katie for confirming the lease termination date. The security deposit will cover the rent through February 28, and most likely any damage which will be assessed once the office is empty.

Please let us know when the furniture will be moved out, and also which firm you are using as we will need some paperwork from them.

I apologize for not being familiar with previous correspondence. It was not presented to me that the situation had gone this far. I truly apologize.  I do not think Mr. Biden wants to terminate the lease. I hope to resolve this issue and make payments. I have just started this position as of Friday and is my intention to bring everything current very soon.

As you can see from the below emails, we are willing to terminate the lease without penalty – however we have not yet heard back from Hunter. Rent payments were due on Jan 1, late fees started incurring as of January 6, and the tenant is in default as of January 15 (attached please find our invoice for Q1 2018 which was sent out in December).
 
Terminating the lease end of February would be another option if end of January is too soon.

If you are willing to terminate the lease of #507 – the owners are willing to let you out of the lease as of December 31, 2017.  Please note that there is a security deposit paid by you of $49,910 which will be returned within 15 days after the termination of the lease (after inspection of normal wear and tear).
 
Please confirm and we will then prepare the lease termination documents for your signature.
