Welcome back from Africa ... I hope Kathleen's doing alright - sounds like a pretty awful accident, but I've heard about it sixth-hand.

I am hoping to talk to you about helping me raise funds to purchase a great real estate asset in the midtown neighborhood of Atlanta. Need to raise $16.5M or $9.5M depending on whether we put debt on the property. Can give a 7% pref return (current pay) to the LPs.

See attached for a teaser. Best thing we've seen since the Austin property. I'd be glad to work with either or both of you, and I want to pay you on a success-fee basis for what you raise.
