Using DE as an example – they have Real Estate / Facilities that they need to find another use for – brown fields, State property.


Ala CIC and the State of CA – what if we raised a RE Fund focused on lease backs with States in distress – not a huge play – but selective with key States with a niche focus (i.e., State University property, Transportation Right of Ways, Industrial zones) – we could attract selective investments from small European SWFs. And the State’s love the fact they can get some liquidity and doing a deal with a selective fund of friendly investors (non Gulf/Chinese). We’d need to raise the fund then hire a couple of RE analysts to do pricing analysis and a contracts guy/attorney.

And the MOU is pretty great- state that DE will assist and all sorts of ways including seeking buyers like the DE Nat'l Guard and providing assistance in training workforce thru community college system potentially providing state funded grants and a whole host of other things.

FYI, Aqua Sciences signed an MOU today with the state of Delaware to locate their facilities in Delaware. It is just an MOU but it is a huge first step and is a big deal for them.


You'll recall we took Ormazabal to Delaware the same week we took Aqua Sciences to the state and you can see the speed at which Aqua moved compared to Ormazabal.
