So, I proposed $39/sq ft for the space next door and six months (out of 24) free for the new space. No change on our current space. They came back to us with $40/sq ft for the space next door and two months free on the space next door (instead of my six) but 50% off of one month on our current space. If the space next door is $3,333/mo. and our current space is $20,872/mo. then their proposal is about $3,000-$4,000 more than ours. They did accept my proposal for new paint and carpet on the entire space (current and new). Part of me wants to tell them to take our original counter proposal or leave it. On the other hand we are only a few thousand dollars apart (which is why it drives me crazy that they wouldn't just take our proposal - especially when we know they are losing a tenant that has almost three floors of the building!) and figures we should just go for it.
