Didn't get to talk about it this morning amongst the four of us, but we do need to decide in the next week about the space next door. I am trying to negotiate and see what their best deal is, but I am still not sure whether we want/need the space. In our current space we have room for at least three more full-time bodies come January. But if Global Risk requires some sort of secure space and we want to dedicate space (at least on a part time basis) to Curt and maybe Michael after the first of the year it will get crowded in here. I am also confident we can find sublettors as necessary. Current offer is $5200/mo (with two months free in the first year) and a five year lease (no security deposit). Rent scales up over the course of the five years to the point in year five where rent for both spaces together is $23,000/month (we are already at $16K a month, so it $23K isn't drastically more as each space scales up in rent each year). Thoughts? Should we have a talk with IPS first? Eric D.
