As you can see from the below emails, we are willing to terminate the lease without penalty – however we have not yet heard back from Hunter. Rent payments were due on Jan 1, late fees started incurring as of January 6, and the tenant is in default as of January 15 (attached please find our invoice for Q1 2018 which was sent out in December).

Terminating the lease end of February would be another option if end of January is too soon.

Please note that there is a security deposit paid by you of $49,910 which will be returned within 15 days after the termination of the lease (after inspection of normal wear and tear).
