Basically in simple terms if you invested $100 in LP interests you received $5 (5% cash on cash annual return on equity) in 2014 and can expect the same in 2015.

Initially the coupon (aka annual cash on cash) was higher but vacancy increased slightly and there were some unexpected taxes and capital improvements that hurt the return a bit for '14 & '15.

All that said if we were to buy his $5mm for $3mm we would be getting a higher % cash on cash annual return.
